My Love of Remodeling

Hello I'm Risa Lee. When my husband and I bought our first home, it was with the intention of doing some major remodeling. We liked the basic floor plan, and it was cheap, but other than that, nothing was right about the house. It took us a while to get started because neither of us had the time or the knowledge. Finally, there was a summer when he had a three-week vacation. Instead of going on a trip, we used our time and money to finally get started on our remodel. To our surprise, we both fell in love with amateur construction! We have since bought and remodeled a few other homes because we love it so much. Are you considering building your own home for you and your family? If so, there are many considerations to make to be sure that you will have the home of your dreams that fits into your budget. Of course, the first purchase that needs to be considered is the land. Here are some tips for purchasing land for your new home construction:

  1. ​Consider Zoning Requirements: Every city and state is going to have different zoning requirements that can restrict you in creating the home that you have envisioned. For example, some cities require that you have a certain amount of land for construction that you may not be able to afford. Also, be sure that you ask about future plans for new construction of shopping malls, freeways, roads, and more that could affect you and your newly constructed home in the future.
  2. Be Aware of Natural Hazards: Every area has their own natural hazards that you have to be aware of. For example, some areas have naturally occurring asbestos, which is a huge health hazard. This is of course something to take extra careful awareness of if you have children. Also, consider whether or not the land is at high risk for fire or flooding, which will affect the way in which your home must be built. For example, in a flooding zone, you will want to build your home on a higher foundation, which can save you on the costs of flood insurance.
  3. Consider Elevation: Higher elevation of land can pose certain risks, such as the land moving. When the land moves, it can cause serious damage to the foundation of your home. Repairing the foundation of any home can be extremely expensive and is not covered under homeowners insurance unless you purchase extra insurance, which can raise your monthly costs, as well. 
  4. Think About Your Needed Utilities: Water is one of the most important things to consider. If the land that you purchase has ground that is difficult to dig through, then it can be difficult to connect a water line to your home. Also, the cost for cable and electricity can be significantly higher if you are building in a more remote area. Plus, if the land is not near a sewer line, then you have to consider the higher costs of installing a septic tank system for your home's plumbing.
